What does a termite barrier cost on a new build?
Our indicative rates for JH Termite Barrier on commercial and multi-residential projects, with a worked example so you can budget before you send us drawings.
Rates exclude GST and assume normal site access. We confirm a fixed price from your slab plan and pour sequence.

Most slabs only need the entry points protected: penetrations, joints and the perimeter. A full under slab barrier is a separate system with its own price.
Is a termite barrier priced per m²?
Not for penetrations, joints and perimeter. They are priced by what is protected: $15 per service penetration, $12 per metre of construction joint and $12 per metre of perimeter. Two slabs of the same size can cost very differently, depending on how many penetrations they have and how much joint and perimeter.
Only a full under slab barrier is priced per m², and its price is on the under slab page.
What changes the price
- How many visits your pour sequence needs. Each pour stage is installed and recorded before the concrete goes in, so a staged slab means more visits.
- Penetration density. Wet areas, plant rooms and kitchens can double the penetration count on a small footprint.
- Construction joints. Large or staged slabs, lift shafts, columns and new-to-existing junctions add joint length.
- Suspended floors. Subfloor protection to walls, piers and stumps is priced from the drawings.
- Location. Regional sites outside our Melbourne and Brisbane service areas may include travel.

Getting a fixed price
Send us the slab plan, sections and hydraulic layout, plus the termite clause from the specification if there is one. We’ll count penetrations and measure joints and perimeter from the drawings and come back with a fixed price and an installation plan against your program.
How much does a termite barrier cost for a new build?
It depends on what needs protecting. As a guide, our rates are $15 per service penetration, $12 per metre of construction joint, $12 per metre of perimeter, and $20 per metre of cutout, excluding GST. For example, a slab with 60 penetrations, 40 m of construction joints and a 90 m perimeter comes to $2,460 ex GST.
How much does a termite collar cost per penetration?
Our indicative rate is $15 per penetration, excluding GST, supplied and installed.
Is a full under slab termite barrier worth it?
Not always. Most slabs only need the critical entry points protected (penetrations, joints and the perimeter). A full under slab barrier costs more and is used when the specification calls for it, when a client requests it, or because the building is in a high risk termite area.
Do your prices include the compliance certificate?
Yes. Installation records, marked plans and the certificate of installation are included.
