What Is Pre-Construction Termite Protection?

Pre-construction termite protection involves installing termite management systems during the construction process — becoming a permanent part of the completed structure rather than a remedial treatment applied afterward. The objective is not to eliminate termites from the environment, but to reduce the risk of concealed termite entry and improve the likelihood that termite activity can be detected before significant damage occurs.

Protection measures are typically installed at critical construction stages, including around service penetrations, construction joints, building perimeters and beneath concrete slabs, and are integrated into the building design to support compliance with applicable Australian building requirements.

Subterranean termites occur throughout most regions of Australia and are capable of causing significant structural damage to buildings. Colonies can contain hundreds of thousands of termites that forage underground in search of timber and other cellulose-based materials.

Termites Often Enter Buildings Unnoticed

Termites commonly travel through soil and gain access to buildings via concealed pathways. Without appropriate termite management measures, termites may enter a building and remain undetected for years before damage becomes apparent and significant.

Pre-construction termite management systems are designed to impede termites from gaining concealed access to termite susceptible materials. By creating inspection opportunities and reducing concealed entry, termite activity is more likely to be identified before significant damage occurs.

NCC & Australian Standard Requirements

The National Construction Code (NCC) requires termite management measures to be installed for new building work in designated termite risk areas throughout Australia. The NCC establishes the performance requirements, while AS 3660.1 provides the deemed to satisfy provisions and installation requirements used to achieve compliance. Basically, the NCC states that the building requires termite protection, and the Australian Standard tells you how to install it.

The purpose of termite management systems is to reduce the risk of concealed termite entry into buildings by protecting critical termite entry points including service penetrations, construction joints, perimeter areas and subfloor foundations.

Because termite management systems are incorporated into structural building elements during construction, many systems cannot be effectively retrofitted once construction is complete. For this reason, termite protection should be considered and coordinated during the early stages of the construction process.

Types Of Pre-Construction Termite Protection

Different building designs require different termite management measures. Most new-build projects are protected using a physical barrier system; refurbishment and existing-building projects may require chemical treatment or baiting depending on site conditions.

Reticulation Systems

CodeMark certification provides independent verification that a product or system complies with relevant requirements of the National Construction Code when used in accordance with its certification conditions. Reticulation systems provide a replenishable termite treatment network installed around building perimeters or beneath structures. These systems allow future replenishment of termiticides with minimal disturbance to completed works and can support long-term asset protection programs.

Baiting & Monitoring Systems

Installed systems are supported by a 50 year product warranty and project documentation to assist builders, developers and property owners. A Certificate of Compliance confirms that the termite management system has been installed in accordance with applicable Australian Standards, National Construction Code requirements and manufacturer specifications. The certificate identifies the termite management system installed, installation methods used and the extent of protection provided throughout the project.

Marked Installation Plans

Marked plans are provided identifying the specific locations where termite management measures have been installed throughout the building.
