What Is Under Slab Termite Protection?

Underslab termite protection involves installing a continuous termite management system beneath the concrete slab prior to concrete placement. Unlike systems that rely solely on protecting known entry points such as service penetrations and construction joints, underslab protection covers the entire slab footprint — helping manage the risk of concealed termite entry through future cracks, joints and slab movement that may develop throughout the life of the building.

Vale Pest Group provides underslab termite protection for commercial construction projects, and for residential projects through the builder, using proven termite management systems designed for long term protection and compliance with applicable Australian Standards.

Slabs can crack over time through shrinkage, settlement, loading and ground movement, and saw cut joints are placed so the slab cracks along them. Each is a possible entry point for termites.

What It Costs

Our indicative rate for a full under slab JH Termite Barrier is $40 per m², excluding GST, supplied and installed.

The area is the sheet we lay, not the floor plan. The barrier follows the ground, so it runs down, across and back up every slab beam and edge beam as well as the flat areas between them. How much that adds depends on how many beams there are and how deep they are. It varies a lot, but the sheet area is often around 70% more than the plan area.

Penetration, construction joint and perimeter protection is still required with a full under slab barrier. It is priced separately, at the rates in our termite barrier cost guide. Send us the slab plan and beam sections and we’ll measure the sheet area and confirm a fixed price.

What is under slab termite protection?

Under slab termite protection involves installing a termite management system beneath the concrete slab before concrete placement occurs. The system provides continuous protection beneath the building footprint and helps reduce the risk of concealed termite entry through the slab.

Isn’t protecting the penetrations and joints enough?

On some slabs it is. A slab built to AS 2870 or AS 3600 can be part of the termite system, but protecting the penetrations and construction joints only covers the openings that exist on the day of the pour. Saw cuts are made afterwards and the slab cracks along them, and a crack that forms later has nothing beneath it. A full under slab system covers the whole footprint. What are saw cut joints?

Saw cut joints, also known as control joints, are intentionally cut into concrete slabs to help control where cracking occurs during curing. While they perform an important structural function, they also create interfaces within the slab that should be considered as part of the overall termite management strategy.

Yes. When incorporated into a full under slab termite management system, the JH Termite Barrier’s toughened polyethylene outer layers also function as a vapour barrier and damp proof course, providing additional moisture protection beneath the slab.

Is the JH Termite Barrier safe for people?

Yes. While the JH Termite Barrier System is designed to kill and repel termites, it is non-hazardous to humans when installed and used as intended.

Do you provide compliance documentation?

Yes. Vale Pest Group can provide Certificates of Compliance, warranty information and marked installation plans identifying the locations of termite management measures installed throughout the project. For Queensland projects, Form 12 and Form 43 documentation can also be provided where required.

How much does a full under slab termite barrier cost?

Our indicative rate is $40 per m², excluding GST, supplied and installed. It is charged on the area of sheet laid, which includes the sides and bottoms of the slab beams as well as the flat surface, so it is more than the plan area of the slab, often by around 70%, depending on how many beams there are and how deep they are.
