Why Compliance Documentation Matters

Termite management systems frequently form part of the compliance and handover requirements for commercial construction projects. Most termite management measures are installed during construction and become permanently concealed as the build progresses. Once slabs are poured, framing goes up and finishes are applied, there’s no way to visually confirm what termite protection was incorporated into the structure. Compliance documentation fills that gap — creating a permanent record of what was installed, where and when, and giving builders and developers a clear basis for demonstrating that measures were implemented in accordance with the project specification and AS 3660.1-2014.

These records don’t just serve the immediate project. They carry forward as useful reference for future building owners, facility managers and maintenance personnel who need to understand the termite management system built into the structure.

Compliance Framework

The National Construction Code (NCC) requires new buildings to incorporate termite management systems as part of the building process. Compliance is achieved through the installation of physical termite barrier systems in accordance with Australian Standard AS 3660.1-2014.

Compliance documentation is a critical requirement for project handover — without it, practical completion cannot be achieved and occupation certificates may be delayed.

Project specific requirements should always be reviewed against the applicable building documentation, project specifications and relevant regulatory requirements.

Do you provide Form 12 and Form 43 documentation?

Yes. For Queensland projects, Vale Pest Group can provide Form 12 documentation for commercial projects and Form 43 documentation for residential projects, where required as part of the certification and handover process.

Do termite management systems require ongoing inspections?

Yes. Regular termite inspections remain an important part of protecting a property. Ongoing inspections assist in detecting termite activity and identifying conditions that may increase the risk of infestation, regardless of the termite management system installed.

The durable notice

Wherever a termite management system is installed, the National Construction Code requires a durable notice permanently fixed in a prominent place, such as the meter box. It records:

  • The termite management system used
  • The date of installation
  • The life expectancy of any chemical, as listed on the pesticides register label
  • The installer’s or manufacturer’s recommended scope and frequency of future inspections
